Iowa Landlord Settles in Sexual Harassment Lawsuit
Summary
The Justice Department announced a $325,000 settlement with Kurt Williams, a property manager in Davenport, Iowa, and his company, Gearhead Properties LC, resolving a lawsuit alleging violations of the Fair Housing Act. The lawsuit, filed in January 2025, detailed over two decades of sexual harassment perpetrated by Williams against female tenants, including unwelcome sexual comments, advances, indecent exposure, and offers of reduced rent in exchange for sexual favors. The complaint further alleged that Williams retaliated against tenants who rejected his advances by initiating evictions or refusing necessary repairs.
Under the terms of the settlement, $315,000 will be distributed to the tenants harmed by Williams’ actions, and a $10,000 civil penalty will be paid to the United States. Crucially, the agreement permanently prohibits Williams from contacting the affected tenants and from managing any residential rental properties in the future. The investigation was aided by the HUD OIG.
