The agreement includes $150,000 in civil penalties per building, requires the correction of over 4,000 violations, and prohibits tenant harassment. The settlement comes after years of tenant complaints, including issues with essential services like elevators, as highlighted by residents like Diana de la Pava, who shared the story of an 84-year-old neighbor who died during a heatwave while the elevator was out of service. Councilmember Shekar Krishnan praised the Mayor’s swift action, noting that his district was disproportionately affected by A&E’s practices.

While this settlement addresses issues in many A&E properties, the complex La Mesa Verde in Jackson Heights is not included, and tenants there continue to pursue repairs through separate legal proceedings. A&E Real Estate expressed its willingness to collaborate with the city to improve conditions and invest in New York City’s housing stock.
